When looking to rent a sharehouse in Melbourne there are suburbs that most people think of immediately, Carlton for example is an obvious option especially if you are a uni student at Melbourne University or RMIT.
Fitzroy, North Melbourne, Richmond, Collingwood, are all popular choices with their reputations for great restaurants, shops and bars.
But what about Flemington?
We all know Flemington as hosting the race that stops the nation.
What you might not know is that of the suburbs within 5km of the CBD it has the lowest weekly median rent, $210 compared to North Calrton’s $500, and one of the lowest percentage of sharehouses.

Property consultant at Nelson Alexander Carlton, Charlie Barham said people are starting to look at renting sharehouses in Flemington not only because of lower rent but also because there is less competition.
“The Melbourne housing market is forcing more people to rent and this is increasing the competition in the inner North, we had 40 groups come to a house inspection for a 3 bedroom place in North Fitzroy the other day, 15 of them put in applications on the spot.”
“People are starting to think about suburbs like Kensington and Flemington because they offer great value,” Barham said.

According to the latest ABS census data there is no correlation between rental prices and the amount of sharehouses in a suburb.
Low rent is not attracting sharehouse renters.
But there is a direct correlation between a suburbs median age and the percentage of sharehouses.

At 21 you’re in a sharehouse in Carlton but as a young professional the streets of Collingwood and Fitzroy are calling before you settle your family down in a leafy suburb of Albert Park or Toorak.
